A proposed master plan was presented to the Dakota Dunes Community Improvement District Board of Supervisors Monday, Aug. 17 to rezone land to add more residential housing along N. Shay Road.

More homes could soon become available in Dakota Dunes if a zoning hearing goes the way developers want it to.

A proposed master plan was presented to the Dakota Dunes Community Improvement District (CID) Board of Supervisors Monday, Aug. 17 from Connelly Development through CID District Manager Jeff Dooley. Dooley shared the Shay Road housing and commercial development concept to gauge the board’s interest. The board is supportive of it but only under some circumstances – 1) As long as other jurisdictions allow access to be granted to the different roads; and 2) as long as it’s incorporated into the Dakota Dunes Community Association with covenants and guidelines.

“This would create some residential housing behind the – west of the – Catholic Church there,” Dooley explained. “But in order to do that, it has to be rezoned.”

The zoning hearing will be held by the Union County Zoning Board Sept. 3 at 4 p.m. Surrounding property owners will have the chance to comment on the change in plans, as it was supposed to be commercial property. Connelly Development purchased the land from MidAmerican Energy.

The CID Board approved a request for an access way onto Dakota Dunes Boulevard for lot 10 near Dunes Eye Consultants from Connelly Development. This is to help the business should anyone develop the lot and provide access from the inbound lane on Dakota Dunes Boulevard. It was approved on the condition that it only be utilized for lot 10.
